UPDATE 13.05.2020

As of 13.05.2020, the housing market re-opened in England. Buyers and sellers can now resume their moving plans.

After the announcement on 12.05.2020, we now have had confirmation from Parliament along with the beginnings of practical working guidelines. The plan was posed by Housing Secretary Robert Jenrick, who says, "This critical industry can now safely move forward, and those waiting patiently to move can now do so."

So, we are now able to resume viewings and help people to carry out their moving plans, but only for properties in England.

We had a plan in place ready for reopening, a date that we had figured would be June 1st at the earliest. To some, the reopening will appear too early, especially given that in some cases people are still not able to visit their families. However, the announcement has now been made and we must do all that we can to keep the market moving whilst remaining responsible.

Over the last few weeks, we have spoken with many people wanting to view homes as soon as viewings are possible, and these enquiries are increasing daily. One thing we are not yet clear on is if viewers will be able to cross the border into Wales. We will know more this week hopefully. At the moment, this will be at the viewers own risk.

Below are our current guidelines for viewings and valuations in England:


Accepting Viewings

In some cases our clients may not be able to accommodate viewers in their house. We ask that viewers respect their wishes. 

Safe viewings

We have been given guidelines on how to conduct viewings safely, and have set out our own processes to adhere to them. These include:

  • Pre-viewing marketing - We will be ensuring that any viewers first digest all of the available marketing material, including floorplans, photograps and videos before deciding to view.
  • Distance viewings - Owners must be out of the house whilst the viewing takes place, in the car or the garden. Our agent will conduct the viewing.
  • Two at a time - We will only be allowing a maximum of 2 people (from the same household) to view at once and will ask that where possible this does not include children.
  • Personal protective equipment (PPE) - Viewers (and our agent) must wear masks and gloves on viewings. We have gloves and masks available for our team. If buyers are unable to provide their own they must let us know in advance.
  • Time limits on viewings - No more than 30 minutes to view a property with 2 hours inbetween appointments. No open houses or block viewings.
  • Sanitisation - All sellers will be encouraged to sanitise their properties before and after each viewing.
  • Viewings to be 'touchless'  - Where possible and appropriate, doors and main cupboards are to be left open, so viewers don't need to touch anything in the house.
  • Buyer checklist - We will be asking all viewers to complete a risk assessment checklist and watch a pre-viewing saftey video.
  • 'Proceedable' buyers only  - As well as a risk assessment, until further notice, we will only be accepting viewers who can demonstrate that they are under offer, cash (nothing to sell) or first time buyers (with a mortgage agreed).

Note: we have a strict Health and Safety Viewings Process our team must adhere to, which is available to view on request.


We are still promoting our Virtual Viewing option as well as in-person viewings (in England only) and would encourage anyone thinking of selling to contact us to discuss the options.


There has been no change to the lockdown contitions in Wales and we are unable to offer in-person viewings or valuations. Please ask us about virtual and remote options.

The UK Government’s plan to steer the four nations through the Covid-19 storm was released yesterday afternoon.

We have read through it and here’s our understanding of how it affects sellers, buyers, landlords and tenants.

While factories and building sites can re-open if they follow the social distancing regulations, estate agency offices can’t, for now anyway.

The official  advice from industry bodies states that the guidance of March 26th remains in effect.

We don’t know for sure when we’ll be able to re-open our offices and return to accompanied viewings of some description. It could be June 1. It could be July 1. It could even be longer, which is unlikely but a possibility.

We believe in telling our clients and community the truth and being responsible in following the officeal gidance, which is what we’re updating this page (and our own pilicy) to the best of our knowledge and understanding.

We’re working hard to be all systems go when there is a relaxation around when and how viewings, valuations and face to face meetings can take place.

Behind the scenes, we’ve been working on:

  • Securing PPE for our team.
  • Working on our clean office protocol.
  • Creating a plan to ensure people’s safety and health is paramount as we conduct our work.
  • Keeping in regular contact with buyers within our client base.
  • Supporting other local businesses via our Lockdown Links Series on Facebook.

While it may be frustrating that we can’t do the job we love in the way we love doing it, the health of our community, the nation and our loved ones is more important.

As this is a constantly changing situation and admittedly quite confusing at times, we’re playing it by ear.

When we hear any official updates, which affect our clients or the property market we’ll communicate them to you as quickly as possible.

Dear all,

Firstly, we would like to wish everyone good health at this challenging time. 

As a business, we have two main priorities:

1. To ensure the safety of our team & clients.

2. To do all we can to ensure our clients’ moves aren’t affected more than necessary (without conflicting point 1 above).


Like most, we are monitoring the government's advice very closely and we aiming to be as prepared as possible.

In light of the above, please see our current procedures below:


Offices, Contact and Staff


Our doors to the High Street are currently closed with our team now working from home with full access to all of our systems and digital files. Our phone numbers are the same so please feel free to call as normal. We can transfer calls between us as normal and can hold conference calls with multiple people at once if needs be - by phone or video call. We are contactable on all the usual email addresses too. 



We are not currently arranging for any phisical viewings to take place. However, a lot of our properties now have video tours where one of the team takes you on a viewing of the property.

We may be able to offer you a 'Virtual Viewing' with help from the seller. Simply go ahead and enquire as normal and one of the team will be in touch.

In the meantime, please make sure to consider all of the marketing material for each property including all photographs, floorplans, video tours and location marker.

Market Appraisals and Advice Meetings

We are not able to offer any in-person appointments of any kind at the moment. Instead, we are offering video calls with anyone thinking of selling. In conjunction with our Land Registry-linked software and screen sharing capibilities you may be surprised how informative these can be!

Our mortgage advisers have always worked remotely and are fully prepared to offer you the latest advice over the phone on 01291 626262 - option 2.
