Description - This attractive, detached property, set in lovely grounds in a pretty and peaceful village, offers spacious and flexible family-sized accommodation, with space to work from home and the opportunity to extend.
Built in the mid-1980s, the six-bedroom home has a sizeable open plan kitchen/diner; a comfortable living room warmed by a woodburning stove; a study suitable for home working and a sitting room, with double French doors to a secluded sun terrace and private rear gardens.
It has been the vendor's family home since 2001 and he is enthusiastic about the lifestyle it has enabled. All our family has enjoyed a lot of good times here. The children, now with their own places, have always said it was a wonderful place to have been raised. The village provides a safe and friendly environment and the house offers a lot of space. The sitting room was excellent for all my children when their friends were visiting, giving them privacy whilst knowing they were close and safe. The kitchen and dining area is a great meeting point, especially at Christmas and in the summer it is wonderful for get-togethers, with easy access to the sun terrace.
Leading off from the kitchen/diner is a small hallway with doors to a practical utility room, a downstairs cloakroom and out onto the terrace. The main reception area, accessed via an open plan porch at the front of the property, is overlooked by a galleried landing, giving a sense of height and light. We would have a very large tree here at Christmas. Off the reception area there is a handy boot and coat cupboard.
To the first floor there is a master bedroom with an en suite shower room. There are three further double bedrooms and two singles, plus a family bathroom.
For those wishing to add additional living space or for dual family living, there is the benefit of planning for a single storey rear extension, front dormer and external improvements, subject to the local council confirmation (REF 11/1225). I originally envisaged parents living with us, utilising a granny annex approach, hence the rear ground floor extension permission.
The small village of Redwick is nestled in pretty countryside on the Caldicot Levels, flat coastal lands reclaimed from the Severn Estuary and Bristol Channel. Historically a strong farming area, the village still has many working farms but is now home to a more diverse community. The village is quiet, with little traffic, yet access to the M4 motorway is close by, with a junction on the outskirts of the nearby village of Magor. Bristol and Cardiff are almost equidistant (about 25 miles) and there are mainline railway stations at Severn Tunnel Junction (about 5 miles) and in Newport (8 miles).
Redwick is a close-knit and friendly place, with a vibrant social life revolving around the local pub, The Rose Inn and the village hall, a recent, community-led new build. Regular village events include a summer fete and a produce show.
One of the local farms offer deliveries such as milk, bread and other products to villagers and in Magor, some 3 miles away, there are a number of shops, including a small supermarket; a post office; local eateries; a doctor's surgery and a primary school. The Newport Retail Park with a large supermarket and many well-known high street brands is about 6 miles away.
The wider area is known for its beautiful walks and the sea wall, a short walk from the property, is popular for sea fishing.
Outside - The attractive gardens, extending to approximately one third of an acre, provide a lovely setting for The Coach House and backs onto the beautiful 12th Century Church of St Thomas. At the front of the property, neatly manicured, level lawns flank a paviour driveway which provides off-road parking for several vehicles and leads to a detached garage. As the children grew older and began driving, the large parking became a boon.
The lawns are bounded by fencing and established natural hedging and there are a variety of trees and shrubs. The property has an enclosed, private rear garden and offers ample room for play and is very suitable for pets, with fields and footpaths nearby for walks.
To the rear of the property, there is a garden shed and a paved sun terrace and a further lawned area.
The vendor has always enjoyed the peaceful neighbourhood. The village is very quiet with little traffic and waking in the morning to virtually no noise or the sight or sound of sheep or cows is wonderful. There are no properties to the front of the house but the owners of the field opposite the drive now have a few horses which can often be seen grazing in the field in the morning sun.
