Thoughtfully designed to make the most of its captivating views and natural environment, Woodland House is a unique, detached, four-bedroom executive-style home, finished to a high standard and of a kind that is rarely available to the market. The current owners bought the site from the developer in 2018, enabling them to oversee the build and to realise their vision for a luxurious, modern, timber-framed home, which they are deservedly proud of.
They were attracted by the size of the plot and its ease of access to the A48 and Chepstow and Newport. The other draw was the surroundings. There are views towards Llanvair Discoed and Wentwood Forest from the front and a lovely area of woodland within our boundary at the back. The natural woodland has anemones and bluebells in spring and birds and wildlife in abundance.
Large windows framing the scenery were a must and nowhere do they create more of a wow factor then in the vaulted master bedroom, where a full height feature window, to the apex, takes advantage of the views toward Llanvair Discoed. It's lovely in the morning when you open the blinds and look out over the fields. You experience all the different seasons. You see the mist across the fields and the haze burning off in the spring sunshine. When the skies are dark and the stars are out, it is also stunning.
Downstairs, the use of large windows at the front of the property and French and bi-fold doors opening to the back makes for a light and airy space. In the imposing entrance hall, the owners deliberately chose a contemporary glass and chrome staircase leading up to a galleried landing to add to the feeling of spaciousness. This effect is also enhanced by double pocket doors which can be opened to join the living room to the kitchen/dining room, to provide for open plan entertaining.
The owners' attention to detail is evident throughout the property. For the kitchen, they specified an extensive range of high quality units by Nolte, with inbuilt appliances and minimalistic Beltrami Black Mirrorlux quartz works tops. Dividing the kitchen and dining areas, there's a breakfast bar, carefully positioned to give views of the countryside at the front of the property. The dining room is furnished with dining table with a Beltrami Black Mirrorlux polished quartz top, to match the kitchen worktops.
The utility room, adjacent to the kitchen, has been carefully planned to include four practical, full-height, bespoke cupboards to hide the hoover, shoes and boots, coats and provide somewhere to hang the ironing. Leading off from the utility room is a door to the double garage. Here, to allow for the garage to be converted into annexe accommodation, subject to planning permission, the owners have already installed underfloor heating. A staircase leads up to two large rooms above, suitable for use for hobbies, as a gym or for home working.
Except in the living room, superb, high quality tiling extends throughout the ground floor accommodation, which also includes a study, with views to the front of the property.
Upstairs, the galleried wrap-around landing gives access to the four bedrooms. As well as the stunning master bedroom, which benefits from bespoke fitted wardrobes and a beautifully fitted ensuite shower room, there are two further double bedrooms and a single room. One of the double guest bedrooms has an ensuite shower room and there is also a stylish family bathroom.
Outside - OUTSIDE:
A year after moving in, the owners indulged in a sun terrace paved with Spanish tiles, which runs the width of the back of the house and opens from the living room and the dining area. The south-facing terrace looks over sloping lawns towards the natural woodland. When you open the doors to the garden, the outside becomes part of the inside.
There are further level lawns to the side of the property and at the front of the property, there is ample parking, accessed from the road through pillared electric gates.
Woodland House is on the outskirts of Caerwent, where amenities include a village shop/post office, a church, a public house and a garage. A variety of social and sports activities are hosted by the village hall and playing field and by the community centre. Caerwent, originally Venta Silurum, was founded in about AD75-80 by the native Silures tribe, who later became Romanised. The impressive remains of their settlement, some of the best in Europe, are managed by Cadw as Caerwent Roman Town. Caerwent has excellent road links, providing easy access to the facilities of Chepstow and Newport and to the M4, for commuting to Bristol or Cardiff.
AGENTS NOTE:
Beautiful voile blinds in the living room and dining room and the dining table and chairs are included in the purchase price. The quality interior lighting throughout the property is available by separate negotiation.
The property is sold with no upper chain.
